Is Buying a Villa in Bali a Good Investment?

Bali attracts investors because tourism demand is strong and villa rentals can generate meaningful income. But a villa is a business, not a savings account, and the real return depends on far more than the advertised yield.

Rental performance comes down to occupancy, nightly or monthly rate, and running costs. Location, design, management quality and the tenure structure all feed into it. A well-run villa in a high-demand pocket can perform strongly; a poorly located or poorly managed one can underperform badly, whatever the brochure promised.

Tenure shapes the investment case. Leasehold lowers the entry price and can lift the headline yield, but the asset loses value as the lease shortens. Freehold costs more and is harder to make yield well, but it does not expire and can appreciate with the land. Neither is automatically better; they answer different goals.

The smart approach is to look past a single number: verify the assumptions behind any quoted return, check comparable rentals in the same area, and factor in management fees, taxes, maintenance and vacancy. Treat guaranteed returns with caution.
